Tampa Bay Housing Market Update – March 2026

Spring is starting to wake up the Tampa Bay housing market. With Spring Training underway and
beautiful weather across Florida, both buyers and sellers are re-engaging in the real estate market.


Across Hillsborough, Pinellas, Pasco, Polk, and Manatee counties, housing inventory is rising
compared to the same time last year. More inventory means buyers currently have more options and
increased negotiating power.


Mortgage Rate Update

The average 30 year fixed mortgage rate this week is around 5.75%–5.85%, while the average
15 year rate is around 5.05%–5.15%.


Mortgage rates are influenced primarily by the 10 year U.S. Treasury bond, not directly by Federal
Reserve decisions. Recently the 10 year Treasury has stabilized, which has helped mortgage rates
remain steady.


Stable rates are important because they improve buyer confidence and encourage more transactions.
